Therefore, a new law has been proposed and soon will be imposed on the real estate sector of Australia. All the commercial and residential real estate properties will have to go through an energy efficiency audit before any kind of sale and purchase of the property. This energy audit will do an assessment about the energy used by the property and its cost. After the assessment the government will advise the property owner on how to make the property energy efficient and how to reduce the carbon emission. This law will help in identifying the energy requirements of the country and will help to protect the environment. One major benefit of this energy audit will be for the buyers and renters of the property. When someone buys or rents out a property he is unaware about the living cost of the house. He does not know how much energy will be used by the house and how much will it cost him. But this energy audit will do this for them and before buying a property the buyer will be able to know the cost of living.

An energy efficient star system will be used to rate different properties. This star system will identify the use of energy by the property and will determine the energy efficiency of the property. This energy audit will apply on the commercial properties in Australia by the end of this year and on residential properteis in 2011. Experts say that this audit will be expensive for each property but it will prove to be beneficial in the long run.
