Colorado is one of the most important states of United States of America. It is important due to its mountain ranges, agricultural richness and real estate. From a while there was an issue in Colorado, real estate brokers were not getting the commission for their services. A lot of real estate brokers reported that they have brought good tenants to the home owners and good deals to the commercial real estate property owners but still haven’t received their commission.

A bill was being introduced on Feb.5th and was being assigned to the Judiciary Committee. The Commercial Real Estate Brokers Commission Security Act also known as House Bill 1288 protects the rights of the real estate brokers. According to Denver Metropolitan Commercial Association of Realtors (DMCAR) the broker lien law gives more right to the small real estate brokers as well. The laws prevailing in the Colorado state provide protection to all the other businesses against the commercial real estate property owner. All the contractors, builders and architects have the ability to file the lien to get their payment.  But the brokers have a limited protection. The brokers if are unable to get their commission payment from the property owner have to go through a huge and lengthy process for getting the payments. This new broker lien law will give protection to the real estate brokers who were involved in the leasing of commercial real estate as a middleman to get their commission. The law has now moved from the Judicial Commission to the full House. The decision is yet to be finalized as it involves certain complications.

According to a recent reports the confidence of real estate brokers in the United States declined due to some steps taken by the government but if this law gets passed the confidence of real estate commercial brokers in Colorado will definitely increase.
